Commercial New Construction Electrician, Florida Keys

You are a GC, developer, or property owner running ground-up commercial in the Florida Keys, and you need an electrical contractor that can carry the full package from main services through switchgear, busway, ductbanks, fire alarm, BDA, commercial wiring, and site lighting on the same project. We engage at precon, hold scope and submittal cadence through execution, and turn the building over with documentation the owner can use. Project range runs from $100K service work up to $12M ground-up builds.

  • License # EC13004515
  • In business since 2009
  • 55 electricians on staff

Built in the Keys, for the Keys

Three Offices, One Coverage Map

Parts and crews are not riding the Overseas Highway from Miami on the morning of mobilization.

Three Offices, One Coverage Map

Crews dispatch from our Key West office at 3255 Flagler Ave, covering Lower, Middle, and Upper Keys north to Key Largo. A Naples office at 2169 Trade Center Way Unit A runs Naples and Southwest Florida down to Marco Island. A new Summerland Key headquarters is opening with a main building and a two-story, fully stocked warehouse holding wiring, conduit, panels, gear, and rough-in materials for new installations and field upgrades.

What the Keys Demand of a Build

Coastal salt-air exposure changes specification on equipment enclosures, conduit, wiring, and grounding to protect circuits from corrosion. Monroe County floodplain rules require electrical systems to be evaluated against base flood elevation for code compliance. We sequence rough-in, equipment delivery, and switchgear set against the wet season instead of around it, with regulatory compliance built into the installation from day one.

Problems Our Commercial Crews Solve

Ground-Up Scope, Handled Under One Contract

Can one electrical contractor handle switchgear, fire alarm, commercial wiring, and site lighting? Few in the local pool can show that ground-up capability across the same project.

Generalists Bidding Ground-Up Scope

Most local EC's run service trucks and residential troubleshooting, not ground-up commercial. Their bids miss switchgear, ductbank, BDA, and commercial wiring scope.

Permit Reviews That Stall the Schedule

Monroe County multi-discipline review runs electrical alongside floodplain, fire, and structural. Incomplete packages add resubmittal cycles and delay the schedule.

Keys Climate Wrecking Specifications

Salt air, wet season, and floodplain elevations push generic equipment specs and wiring to fail inspection or fail early — a reality the electrical industry outside the Keys often underestimates.

Late Electrical Engagement

When electrical comes in after plans are fixed, value-engineering windows close, feeder routes get pushed, and efficient power distribution gets compromised across the building.

Project Types We Build For

Full Scope, One Roster

Multi-Family Residential Complexes

For GCs running ground-up apartment and condo builds. Full residential electrical installation, main services, panels, circuits, site lighting, and LV in one scope.

Hotels, Resorts, and Private Islands

For developers and resort operators. Multi-building electrical including docks, pools, generators, circuits for HVAC units, and main service tie-ins.

Marinas and Waterfront Builds

For marina operators expanding or rebuilding. Pedestals, dock services, and shoreline power distribution sized for salt-exposed environments.

Storage and Industrial Facilities

For storage operators and light industrial GCs. Office wiring, parking lot LED, security, and fire alarm together in commercial and industrial settings.

Why GCs Pick Us for Ground-Up Builds

A Portfolio That Proves the Scope

Full Ground-Up Package Capacity

The Monroe County contractor registry lists 168 active electrical contractors. Few run full ground-up packages from main services through switchgear, busway, ductbanks, fire alarm, BDA, and commercial wiring on the same project. We are a full-service electrical contractor that does — $100K to $12M, one contract, full LV included, single source from precon to closeout.

Precon and Bid-Phase Communication

We engage at precon, not at award. Scope review happens while plans are still moving, equipment lead-time flags arrive before procurement locks, and clash detection runs before rough-in. Long-lead switchgear is flagged early and the submittal and inspection cadence is set from the start.

Portfolio That Proves the Scope

Built across the Florida Keys: Wreckers Cay (250+ units), The Quarry (208 units), Little Palm Island private resort, The Capitana hotel, Stock Island Marina, Happy Landings Marina, and Storage Rentals of America (4 buildings).

From Precon to Energization

How the Work Runs

  1. 01

    Precon Scope Review

We pull plans at bid stage, walk the full scope with your project lead, and flag long-lead equipment (switchgear, gear-room layouts) before the GMP locks.

  2. 02

    Permit Coordination

We package the electrical permit for Monroe County's multi-discipline review and coordinate NOC filing so the first inspection isn't waiting on paperwork.

  3. 03

    Mobilization and Rough-In

Crews dispatch from Key West or Bonita Springs depending on site. Underground conduits, ductbanks, wiring, and main service routes go in early, sequenced against the wet season.

  4. 04

    Equipment Set and System Build

Switchgear, busway, fire alarm circuits, BDA, and site lighting go in on schedule, with submittal and inspection cadence tracked weekly.

  5. 05

    Energization and Turnover

Ground impedance testing where required, final inspections, punch closeout, and clean turnover documentation handed to the GC and owner.

Questions GCs Ask Before They Hire

Commercial New Construction FAQs

What does a ground-up commercial electrical package include?
A full package covers main services, underground conduits, switchgear, busway, ductbanks, full fire alarm, BDA, site lighting, commercial wiring, low-voltage systems, and ground impedance testing where required — all on one contract instead of splitting it across an EC, a fire alarm sub, an LV sub, and a site lighting sub. Project value ranges from $100K service scope up to $12M ground-up builds.
How are commercial electrical projects priced in the Florida Keys?
Commercial new construction is custom-bid per scope, not flat-rate, and Monroe County permit fees sit as a separate line on the GC's budget. Per the county fee resolution, commercial permit fees run $39.26 per $1,000 of valuation in the $100K–$299,999 band, $26.65 per $1,000 from $300K–$999,999, and $21.87 per $1,000 at $1M and above. We bid the electrical scope separately and walk the line items at precon.
Do you take projects outside Monroe County and the Florida Keys?
Yes. Southwest Florida is covered out of our Naples office, including Naples, Marco Island, and north to Fort Myers. Keys projects dispatch from Key West and, soon, Summerland Key. If a project sits outside both corridors, call us and we'll tell you straight whether the geography fits.
When should a GC bring the electrical contractor into preconstruction?
As early as scope and budget are being framed, which on Keys commercial work usually means before plans are fixed. Monroe County's review touches planning, environmental, structural, plumbing, mechanical, electrical, floodplain, and fire on the same submittal. Switchgear and gear-room components carry the longest lead times, so bringing the EC in at precon lets us flag long-leads, value-engineer feeder routes, and run clash detection while plans are still moving.
How does invoicing work on commercial projects?
Commercial projects run on project-bid contracts with milestone billing structured against the construction schedule. The contract can sit with the GC or the owner. Billing milestones are tied to scope completion (rough-in, equipment set, energization, closeout) rather than calendar dates, which keeps invoicing aligned with what's actually built.
What backs the installation at turnover?
All installation is performed by state-certified electricians under License # EC13004515 to NEC standards, with punch resolution carried through project closeout. Equipment carries the manufacturer's warranty — Generac for generator scope, and OEM pass-through for switchgear, fire alarm panels, and BDA components. Turnover documentation names equipment serials and OEM warranty terms.
What happens if a Monroe County inspection fails on our project?
If the failure is in our scope, we re-work and re-inspect on our cost, with no pass-through to the GC. We file the required Notice of Commencement before the first inspection so paperwork isn't holding up the schedule, and we treat the correction window as part of our scope, not a change order.
How do we start a bid on a commercial new construction project?
Email plans and scope to Admin@checkelectricllc.com or call (305) 292-3369, and a project lead will review and return clarifying questions within two business days.

Schedule Lives or Dies at Bid Stage
